Interesting to see our DA baby, has now grown up and graduated into the real world. MWA were the DA… “Design Architects”, with our role post DA limited to documentation reviews only. Mixed feelings are less important than the fact 54 people were to move into these 29 of 1, 2 and 3 bedroom apartments in the next few days. We are very proud that we maximised the uplift from 2 houses to 29 apartments, all with decent and many with excellent amenity. We even snuck a 2 level apartment in, very hard to do now with Liveable Housing Gold standards.
The project is a high-quality design that takes advantage of the site’s positive qualities. It includes significant landscaping and tree canopy with deep soil maintained above 30% of the site, enabling this site to exceed the state target of 40% tree cover.
The building has a simple and consolidated four-storey form that is arranged around a central access core. The street address and building entry clearly identified is located centrally on the Patricia Street frontage. A calm and ordered architectural language contributes to a connected and active urban streetscape, avoiding ‘architectural featurism’. Materials include face brickwork in natural colours that are appropriate to the site’s location in Western Sydney, with NO scaffold” finishes, ensuring that the building will age well.
The design achieves a 7star NATHERS rating. Circulation is open to natural light and air at each level. Materials have been chosen for their enduring qualities and to minimise maintenance. NSW Land and Housing Corporation (LAHC) will use the project to provide 100% social housing. The project has a high level of accessibility and has been designed to Liveable Housing Silver standards.
